HOA Quick Facts

Important information if you are buying or selling: Utah Code requires the seller to provide buyers with a current copy of the Governing Documents AND current compliance status.

Per Bylaw 2.8, residents that are not compliant with all CCRs are unable to vote in an annual and special meeting. Please contact the Board with any questions.

A beginners guide to living in your HOA

We are so excited that you made the decision to move into this community! 

​

This page contains a good overview of what you, as the homeowner, are responsible for taking care of while living in this planned community, a.k.a. Homeowners Association or HOA.

 

Please be familiar with all CCR and Bylaws (Governing Documents) as this is an overview, not all of the rules.

Yards & Fences

​

Front Yards: 1-year requirement (from date of occupancy) for completed landscaping. (CCR 4.8

​

Back Yards: 2-year requirement (from date of occupancy) for completed landscaping. (CCR 4.8)

​

Weeds: May not be over 6 inches. (Tooele City Code and

CCR 4.14)

​

Fences: Vinyl, wood, composite, or cast iron with an approved color. White fences or chain link are prohibited. (CCR 4.4.1)

Parking and Driveways

​

No aricles, material, equipment or vehicles of any nature shall be parked or stored on any street. (CCR 4.13)

​

Storage items such as trailers, boats, RVs and ATVs must be parked behind the front lines of the house. (CCR 4.13)

​

Driveways must be concrete, paving blocks, brick quarry tile, or asphalt. Gravel or other material is not allowed. (CCR 4.7)

 

 

Trash Cans

All trash containers shall be covered and kept screened from view from he street in suitable enclosed areas, except on trash collection day. (CCR 4.14)

​

No unsightly material or objects are to be stored on any lot in view of the general public. (CCR 4.14)

Sheds

​

All out-buildings, that are not pre-manufactured (i.e. storage shed) shall adhere to he same quality as dwelling and shall be submitted for approval by the Design Review Committee.

​

Must be out of view from the front of the lot. (CCR 4.11)

Exterior Changes

​

If you wish to change the color or overall appearance of your house (color, trim, garage door, etc.) you will need to submit a Variance Request to the Design Review Committee.

Front door and shutter changes do not need HOA approval.

 

 

Anchor 1

HOA annual dues are $150.00 per calendar year and due April 30. They can be paid by check, money order, or Venmo at LomaVista-Hoa. These funds pay for the ground maintenance including landscaping and snow removal of the common area along Droubay and Skyline and administrative costs such as insurance, accounting, and management. 

​

Dues paid after May 15 will incur a $25.00 late fee.

​

Tooele City maintains all street lights, roads, and are responsible for snow removal on the streets. The snow removal priority map can be found
